What we do not do — and who you hire instead
We do not perform fire alarm design. That is a separate scope handled by a licensed fire alarm contractor, and we coordinate with whoever you hire.
We do not perform fire sprinkler design. That is a fire protection contractor scope, and we coordinate routing with them on your behalf.
Being clear about scope up front is cheaper for everyone than discovering the gap at plan review.

Do I need a P.E.-stamped MEP set for a tenant fit-out in Texas?
In most Texas jurisdictions, yes. Commercial building permit applications require mechanical, electrical and plumbing drawings stamped and signed by a licensed Professional Engineer before a building department will accept them as code-compliant.

HVAC load calcs and equipment selection, electrical service and panel schedules, plumbing and gas pipe sizing, code-compliance notes, and a Professional Engineer stamp — packaged for AHJ permit submittal.
What codes do you design to?
IMC, IECC, NEC, IPC, NFPA 54, ASHRAE 62.1 and 90.1, ASHRAE 170 for healthcare, plus the applicable state and local amendments for your jurisdiction.
Can you help if the city rejected our plans?
Yes. We regularly take over stalled or rejected sets, resolve the reviewer’s comments, and re-submit — often on a tight timeline.
Do you design fire alarm or fire sprinkler systems?
No — those are separate fire-protection scopes handled by a licensed contractor or fire-protection engineer. We coordinate routing and requirements with whoever you hire.
